Quicken Loans Clients: Important Things to Know About Your Mortgage

  • If the effects of the storm make it difficult for you to make your payment, we have options available that won’t require you to make any payments for an initial period of three months. Please reach out to us at (800) 508-0944.
  • If your home is damaged, the claims process will be smoother if you contact your insurance provider first. If you’re unsure of who your provider is, you can find out by signing in to Rocket Mortgage.

This list of additional resources may also be helpful.

Temporary Shelter and Assistance

One of your primary concerns may be where to sleep and find some assistance with basic needs in the wake of the storm. The local chapters of the American Red Cross are providing help in the form of:

  • Evacuation shelters
  • Water, food and other relief items
  • First aid and other medical care
  • Plans to help with the recovery after the storm

Emergency Response Centers

If state or federal officials have declared a disaster in your area, local offices should be set up to help with the response to the storm. They can give you information on any disaster-related assistance that may be available in your area. In many cases, these offices can even help with finding grants for the rebuilding process.

The Federal Emergency Management Agency (FEMA) has a list of local emergency offices in declared disaster areas that you can register with. You can also contact FEMA directly at (800) 621-3362.

The Rebuilding Process

Once the storm is over and you’re looking to put everything back together, there are a lot of resources out there to help you with the rebuilding process. One option we’ll go over is backed by the government. Then we’ll touch on the basics of submitting a homeowners insurance claim.

SBA Disaster Loans

The U.S. Small Business Administration (SBA) provides loans for disaster recovery to businesses of any size as well as private nonprofits, homeowners and renters. These loans cover the following:

  • Real estate
  • Personal property
  • Machinery and equipment
  • Inventory and business assets

You can apply for these loans if you’re in an SBA-declared disaster area.

Making a Homeowners Insurance Claim

Another avenue to repair or replace damaged items and fund reconstruction after the storm is to submit a homeowners insurance claim. There are a few things you should be aware of at this point.

You need to determine whether your homeowners insurance policy covers flood damage, as many don’t. The easiest way to get this information is to call your insurance carrier directly.

In the event you’re not covered, you should take a look at applying for one of the disaster relief grants or loans mentioned above. Otherwise, you can proceed with making a claim by following your insurance company’s guidelines.

Keep a record of your losses and take photos if at all possible. Be very thorough.

If you currently have a mortgage, your lender needs to sign off on claims above a certain dollar amount because Fannie Mae, Freddie Mac, the FHA and other major mortgage investors need to make sure the property is restored to a condition that’s as good as or better than when you bought it.

The claims process will go smoother if you contact your insurance company first. After that, you can go ahead and contact your mortgage lender. They’ll work with you during the claims process to make sure everything happens as it should.

Mortgage Payment Assistance

If you’re able to make your mortgage payment, we recommend doing so, but these storms often leave people in a difficult situation, particularly if you’ve been displaced. If you anticipate having trouble making your mortgage payment in the upcoming month, reach out to your lender or servicer as soon as possible.

    If you are unable to pay the lump sum to catch up at the end of the three months and you have to go the route of a loan modification are there any fees/closing costs associated with doing so?

  3. Looking for some relief from Irma impact, is it possible to delay mortgage payment for a couple months, pay on the back side without a penalty?

    1. Hi Steve:

      The major mortgage investors that invest in our loans including Fannie Mae, Freddie Mac, FHA and VA are offering forbearances. These are different than deferments, but it should help provide relief and then we’re working with our clients to get them in the best possible situation.   5. Hello. I have been told about a 3 month forbearance of mortgage payments for people affected by hurricane Irma. I closed on my loan the Friday before the storm hit so I’m not sure how this works. Could someone reach out to me with options please

  6. i was out of work for a while and car got damaged, lost a lot of food also. But is their any type of extra intrest or penalties or anything like that associated with payment assistance?

  8. My home in Bonita Springs, Florida suffered some damage from Hurricane Irma, our deductible is much more than the expense of the damage. Does Quicken offer a way to “skip” one month of payments without affecting my good credit rating? We have been with Quicken for many years.

  10. Hello,
    My house sustained wind damage and the roof to leak causing water damage to my roof, attic, ceiling, and the walls in multiple rooms. I would like to defer my payments if possible for 2-3 months to help pay my insurance deductible and any expenses to contractors to fix my house. My insurance company says it may take multiple weeks to get an adjuster out to view the damage and I would like to repair it before then to prevent further damage/rotting. I also asked them a couple questions that they never got back to me with:
    -How does the selection of contractors to make the repairs work?
    -Do multiple bids/estimates need to be made and which can I choose?
    -Is my pool screen/enclosure covered under my policy?
    -Is the wooden fence around my back yard covered?
    -Will paint the multiple walls that were damaged be covered under insurance?
    -Since multiple walls will need to be repaired/painted, can I also have the rest of the walls that were that same color painted/covered under the claim?
    -We were without power for over a week, is there any assistance to help pay for the hotel room costs, food spoilage, or anything else?

In terms of insurance, it sounds like you’re asking all of the right questions. Some of those questions need to be answered by your insurance company when they get the adjuster out there. I call you before about the payment because we received impact of hurricane irma and i’m not able to make the payment in time ; you give me the option to pay in the end of the month i agree and i told you i was going to pay on the 26 but there’s a lot of damage in my home ; my insuarnce dont cover because i have a deductable of $3200 i have to fix my fence, some parts of the roof, and i have 3 kids; you explained to me you had another option for me the case is i wont be able to make my payment on the 26 i want to use the other option. the 3 month relief, thank you for your attention; i expect your answer you were very helpful before and i know you can help me again

  12. Hello Quicken!
    Is there any downside, penalty, or negative effect of postponing 3 months of mortgage payments due to Hurricane Irma? We have damage to our property, but not enough to file a claim for. Is there any negative effect on our credit score, credit report, interest rate by doing this?

    1. Hi Nicole:

      So the forbearance wouldn’t impact your credit. We’ve stopped all credit reporting for people in the affected area. At the end of the forbearance, you have the option of making a lump sum payment, but you don’t have to. We can do a modification of your mortgage at that point. That is also noncredit impacting in this case because it’s a natural disaster. That being said, I’m going to have someone reach out to you about this that can give you far more detail than I can in one blog comment. They’ll be in touch shortly.

    2. We lost power on Sunday afternoon. No electric, no internet, nothing. The power was not restored until late Friday Afternoon. We had company visiting, the airport closed and he was stuck for 7 days! I have a freezer in the kitchen and another freezer in the
      garage. Both were packed with supplies, cherese, milk, meats, seafood, etc. Everything spoiled. We did board up windows. Can I make a payment for the interest, taxes and ?insurance for? It would allow me to purchase food and remove tree limbs. My ins has a $6500 deductible. Is there an option available?

  14. I just became a QL client December 2016. We don’t have any damage to our house, but we were without power for several days, then it was on. We’d already lost the food we had because of power loss. When it came on we went out n bought more unbeknownst to us that we would lose power again for four more days. Of course then that food spoiled. We had damage to our fence and pool, but not enough to file a claim. I’m beginning to worry that I will not be financially able to pay my mortgage and other bills that will be coming up. Would I qualify to receive some assistance? I am just now trying to rebuild my credit and am worried that this disaster is going to throw me off track. I would appreciate a response so I can see what my options are, if any.

  16. I have been impacted by hurricane Harvey, is it possible to defer just one of my payments? If so, is the payment placed at the end of the loan? or do it have to pay the full payment at the end of the 30days along with the current moths payment that is due? Our damage is not as bad as most…but it would help financial to not make one payment.

  17. We live in Ocala, Fl. We moved into the new house the week before the hurricane Irma, we’ve been going through a lot of things since then.
    We suffered some damages and we had to load a Big F-250 4 times with all the debris from our front and backyard. Currently, we are trying to repair all the screens for the windows and swimming pool as we have a small baby and a kid and is not safe for them without it. We realized that our deductible for hurricanes is 4% so we need to repair everything by ourselves just little by little.
    It is hard work and we not complain but it’s true first we needed extra money to prepare our family for the storm, then our jobs went off while almost the half of the city has been without power for a week and now we have some safety priorities to resolve.
    We just have the internet right now to contact you this way.
    We really need some help for the next months to recover from this situation.
    I know Quicken Loans definitely, works with its customers to help them and always does the right thing.
    I hope we can talk about the options we have to face all of this together.
